Until recently I thought a nice glossy brochure was more to appease the seller than to actually sell the property. But then someone bought a property that I had made a brochure for and when the buyer listed the property they were moving from, they insisted that the salesperson make a brochure just like the one for the home they bought. It seems the brochure was a key factor in the sale of this home.

So being as cynical as I am I had to adjust my train of thought to realizing that a glossy brochure actually will help sell a property. I recommend when you order the brochures they are 11” by 17” and on #100 gloss cover material.

Post card mailings are another issue – they are proven to work, but you have to start a post card mailing campaign and stick too it. Take your database of prospects and organize them into priorities: your most important clients you should mail every other month, and clients who are on your “Other” list should get a card every third month. Keep this up for a year and you should see excellent results.

All these sites have a good reputation and you can check them out for price and ease of use (I have no connection to any of them). They offer numerous layout templates for you to choose from, or you can design your own from scratch (as I do) and upload your file to their site. I have tried different companies but I seem to have settled on Quantum. They are quick to respond to questions and their website is easy to navigate. Sometimes one of the other companies will run a special so it’s a good idea to check them all out. Also, if you give them your mailing list they will print them, address them, stamp them, and mail them if you don’t want to take the time to do that… but if you are trying to save some money on marketing, you might just find the time to do it yourself.

Email Flyers

If you also want to send flyers via email, these two companies can help. To have a flyer shown in the text area of an email and not as an attachment, you have to know a bit about HTML code, or you can just use one of these companies and their templates. While it’s true that you can reach more people sending out email flyers, your flyer might end up in the recipient’s spam folder. Sometimes the company will allow you to use your email address as the sender and this will give you a better chance of having your flyer get to your prospect. The anti-spamming laws must be followed so it is important to use a reputable company.
